Session I - Development, Formation, and Conversion Processes and Documents 101 – Eric Langston
Using the Uniform Condominium Act and Uniform Common Interest Ownership Act as a guide, this program will explore the common issues arising as condominiums are formed through development of new property or conversion of existing property. The program will also briefly touch on the co-op form of ownership as an alternative ownership structure.

Session II - Digging into Declarations, Bylaws, and Rules – Eric Langston
This program will explore common issues that boards of owners’ associations face and provide tips for practitioners advising boards faced with owners who flaunt the rules. The program will highlight how provisions of the governing documents come together for operationalization, including the protection of due process rights for owners. Best practices for board governance will also be addressed.

Session III – Community Associations – Austin Baillio
Community associations are heavily regulated entities. These regulations can dictate simple things like how and when a meeting can take place to what types of insurance must be obtained by the entity. Likewise, these regulations can influence how an association can enforce its governing documents and collect unpaid assessments. Those who control these entities need to understand the authorities that govern how associations are run to avoid potential pitfalls.

Eric Langston is an attorney based in Cedar Rapids, Iowa. Though most recently a solo practitioner, he has worked for the largest firm in the Cedar Rapids region and also with the restructuring group of a global law firm based in Chicago. Eric is excited to join the AEGIS Law team because he can leverage the practice he developed as a solo practitioner with the “hive mind” of experts at the firm.
Eric enjoys working with clients to accomplish their goals by successfully navigating the legal landscape. His work at mitigating and managing risks allows clients to focus more on what’s most important to them.
Before becoming a lawyer, Eric worked for seven years as a data scientist in the higher education industry. The skills he honed during that time continue to help Eric represent clients in complex real estate transactions and bankruptcy proceedings. He is licensed to practice law in Colorado, Iowa, and Illinois and is also a Notary Public in Iowa.
When he’s not working, Eric enjoys rock climbing, hiking, and playing tennis. A few of his personal interests include astrophysics and space travel, quantum computing, generalized artificial intelligence, and abstract mathematics. Eric has a motorcycle endorsement on his driver’s license and likes to ride sport-bikes.

Austin Baillio is a partner at Maxwell & Morgan, P.C. bringing his robust legal experience to represent community associations in a variety of ways, including contract disputes, general counsel, revisions to governing documents, enforcement issues, and collections in California and Nevada.
Due to his extensive litigation experience, Austin is also a highly valued member of the firm’s litigation and insurance defense departments. Austin represents his community association clients in simple and complex litigation, administrative law proceedings with the Department of Real Estate, and fair housing claims. Austin’s clients appreciate his consistent counsel, creative thinking, and quality of service.
Austin received his Juris Doctor, magna cum laude, from Pepperdine University School of Law in 2010. Austin also became a member of the Order of the Coif and earned a certificate from the Palmer Center for Entrepreneurship and the Law—a program integrating the study of law, business, real estate, and technology. While at Pepperdine, Austin served as an editor on the Law Review, competed with the Moot Court team in Emory, Georgia, and was awarded “Best Advocate” in the Vincent S. Dalsimer Moot Court Competition held at Pepperdine University.
Austin started his litigation career dabbling in a breadth of practice areas at a small firm in West Los Angeles, California. He then moved to Orange County, California where he worked as an associate attorney in a medium sized firm and defended one of the nation’s largest mortgage servicers in foreclosure related lawsuits. Austin left California and brought his 6 years of litigation experience to Maxwell & Morgan, P.C. in 2016.
