Program Summary

This online seminar provides a concise and thorough outline of IRC Section 1031 tax-deferred exchanges for real estate, tax, estate planning and other attorneys. The course covers what is a 1031 exchange and critical IRS deadlines in a delayed exchange. Identify the requirements for executing a successful section 1031 exchange, including "like-kind" and "qualified use”. Define what types of real property qualify and do not qualify for a 1031 exchange.

How expansive like-kind properties are with creative property variations, such as easements, vacation homes and DSTs. How to successfully identify replacement properties in an exchange. In what way the same tax owner rule can affect 1031s and especially Partnership-LLCs, with scenarios on how to best structure for departing partners in advance of 1031 exchange in a drop and swap. Address who is a related party transaction and reverse/improvement exchanges.
