Why Attend

Why this
program matters

Mastering real estate LLC structuring is critical because it integrates entity selection, tax optimization, 1031 exchanges, financing complexities, and short-term rental liability into one high-stakes practice area.
40%+
of all rental units in the United States are owned by LLPs, LPs, and LLCs, according to the Congressional Research Service citing U.S. Census Bureau data, confirming that LLC-based rental ownership is now the dominant institutional structure attorneys must be equipped to advise on.
$68B
was the estimated value of the U.S. short-term vacation rental market in 2024, with growth projected to continue at 7.4% annually through 2030, underscoring the massive and expanding liability exposure attorneys must address when structuring LLC protection for short-term rental clients.
$8.4B
in equity was raised through Delaware Statutory Trust (DST) 1031 exchange investments in 2025 — a 49% increase from $5.66 billion in 2024 — demonstrating the surging client demand for 1031 exchange strategies that attorneys advising rental property LLC owners must be positioned to guide.
100%
bonus depreciation was permanently restored for qualifying rental property improvements under the One Big Beautiful Bill Act signed July 4, 2025, increasing the ROI of cost segregation studies by 66% compared to the prior 60% rate, creating an immediate and transformational tax planning opportunity for clients holding rental properties in LLCs.
